Sales in many vacation communities across the US soared last year to levels not seen since boom times, driven by deep discounts, cash purchases and buyers rising stock portolios. "The proverbial train has left the station" Buyers sense that they have been on the sidelines long enough. The ???? now is whether the momentum will last? The strength of second home sales paints a stark contrast to the overall housing market, which is expected to worsen in 2011. The comeback, NAR economist Lawrence Yun said, has been helped by gains in the stock market and an improving ecomony which have made wealthier Americans more upbeat about the future. People are fighting for properties because prices have come down so much. Sales of second homes are showing an uptick even in more affordable communities. In some locations, price are even inching upward. It is too soon to rejoice but people are buying at the very low end of the market. Financing is very difficult. Banks are requiring 25% down and crystal clean credit. Sellers have become aware that they have to price their homes accordingly. There is a perk in the market because a lot of prices have come down to where they should be. My husband, Patrick, of Patrick Murphy Builders, LLC custom home builder and remodeler is quite surprisely, keeping very busy inspite of the lack of demand for new consturction. Despite ongoing challenges with the economy and housing market, owning a home continues to be part of the American Dream and one of the best long term investments in your future. Now is a good time to buy a home, lower home prices and record low mortgage interest rates may be attracting buyers to the housing market-more than one-fourth of renters said they are thinking more about buying a home than they were a year ago. Sixty-three percent of renters said that owning a home is a priority in their future, and nearly 40 percent said it was one of their highest priorites. The good news is that Americans are seeing more stability in the real estate market. Nearly seven out of 10 believe that homes values have stabilized in their area, the same number expects home sales to remain about the same. The rate of foreclosures is also seen as stabilizing. It will take time before we can say the ecomony is back to normal, but in the meantime, high affordability and low mortgage rates will benefit those who are willing and able to purchase. One of the new buzz words around these days is SUSTAINABILITY.......... In fact, many restaurants have listed at the top of their menus the words..."local sustainable ingredients/cuisine". I know at Wicks Park Bar and Grille we try to purchase the freshest ingredients possible and some of our wonderful Michigan produce, fruit and dairy come from local farms and farmers. Interesting to see how our lives have changed in the way local restaurants are turning back the hands of time to go back to the basic roots of purchasing their food from local farmers. This is a good thing. Sustainability is a new way of thinking about an age-old concern of ensuring that our children and grandchildren inherit a tomorrow that is at least as good as today, preferably better. There is something to be said for individuals who are celebrated not only for what they have done, but for who they really are! Does it follow that to be outstandingly successful one needs a ruthless streak and a diva persona to match? Being grounded helps in the Real Estate Business as well as the Building and Remodeling and Restaurant industries. As I am very familiar with all 3, it is a successful marriage of style and business.....it is always a team effort with my husband, Patrick, Patrick Murphy Homes, LLC and the rest of our family that own and run Wicks Park Bar and Grille downtown Saugatuck! Whilst this is most certainly true, it is technical savvy approach to selling Real Estate and business acumen and our down-to-earth personalities to selling the product that makes this all work!
